Costa Rican construction is not a regional quirk to be designed around. It is a set of solutions worked out against real earthquakes, real rainfall and real termites. Imported detailing that ignores it tends to fail here, and it tends to fail expensively.

Reinforced concrete block and beam

The dominant structural system in Costa Rica, and for good reason. A steel-reinforced cage is tied on site, filled with concrete and closed with concrete block, producing a monolithic frame that resists both seismic movement and the humidity and pest pressure that destroy lighter systems. Every column, beam and bond course is sized against the Código Sísmico de Costa Rica for the zone the lot sits in.

Light-gauge steel framing

An increasingly common alternative, particularly on hillside and coastal lots where reducing dead load matters. Galvanized light-gauge steel is light, ductile under seismic load and completely uninteresting to termites. Paired with a waterproof sheathing such as DensGlass, it builds faster than block and puts far less weight on a difficult foundation.

Treated timber and natural materials

Wood is native to how Costa Rica builds, but it demands rigorous treatment against termites and rot to survive here. On eco-conscious and rural projects — the Osa Peninsula especially — we work with sustainable natural systems including guadua bamboo, cob and compressed earth block, always paired with an engineered structural strategy rather than used decoratively.

Tropical climate adaptation

Costa Rican design does not solve for cold. It solves for keeping a house cool and dry. Deep roof overhangs push driving rain off the walls, raised foundations break the path of ground moisture, and cross-ventilation is designed into the section so the house is comfortable with the air conditioning off. Get these right and the mechanical systems become a supplement rather than a dependency.

Indoor-outdoor living

The reason people build here in the first place. Open-air layouts, large sliding glass systems and generous covered terraces let the house dissolve into its setting. The engineering behind that openness is unglamorous — long spans, hardware rated for salt air, and a roof that keeps a wide-open wall dry in a September downpour — but it is what makes the move possible.

Before you start

Building in Costa Rica, answered.

Can a foreigner build a house in Costa Rica?

Yes. Costa Rica places almost no restriction on foreign property ownership, and non-residents hold title on the same terms as citizens. The main exception is the maritime terrestrial zone, the strip inland from the high-tide line, which is concession land with its own rules. Most of our clients are non-resident owners and the process is well worn.

How long does it take to build a custom home in Costa Rica?

Design and permitting typically run several months before ground is broken, and construction for a custom home commonly spans roughly a year to eighteen months depending on size, slope and access. Coastal projects with long material hauls run longer than serviced Central Valley lots of the same size.

Why is concrete the standard building material here?

Costa Rica sits on an active seismic boundary and the Código Sísmico is correspondingly strict. Reinforced concrete block and beam gives excellent resistance to tremors while also being immune to the termites and humidity that punish lighter systems. Light-gauge steel is the leading alternative, particularly where reducing dead load on a slope matters.

Do you build outside the Central Valley?

Yes. Our work splits between the Central Valley — Santa Ana, Escazú, Curridabat and Belén — and the coast, principally Santa Cruz and Carrillo in Guanacaste, Garabito on the Central Pacific, and the Nicoya Peninsula around Nosara and Santa Teresa.

What does the Código Sísmico actually require?

It sets the seismic design parameters your structure must satisfy based on the zone the lot sits in, the soil type and the building's use. In practice it governs column spacing, reinforcement ratios, and how the load path is tied from roof to foundation. It is not a guideline and it is verified at inspection.
